Claremont Property Co. has been involved in the purchase, renovation and sale of single-family homes since 1991. Between 1991 and 1997, the Company purchased numerous older homes, many of which were neglected and in need of major repairs. The homes were located in the Braes Heights, Maplewood South and Southampton subdivisions of Houston. The homes were completely refurbished, including new kitchens, electrical, plumbing, roofs, air conditioning systems, and garages. All of these homes were purchased with intention of renovating them and selling them. The goal was achieved on each and every one of them.

Another area of expertise of the Company is new construction of single-family homes, town homes and commercial/shopping centers. In all, Claremont Property Co. has constructed numerous new homes on speculation, ranging in value from the low $300Ks to $1.5 million. In addition, it has completed several town home developments with homes ranging from the $200Ks to the high $700Ks.

The following is a partial list of spec town home projects we have developed. In each case we purchased the lot or lots and subdivided (replatted) the lot or lots into multiple lots and built either free standing town homes or attached town homes. In each case we were able to work with the City of Houston Planning Department and Utility Capacity District to get our projects approved. In each project we were able to sell all the units prior to the completion of construction which shows our ability to choose the best locations, start and finish projects in a timely manner, build a quality product and make sure we are selling at the right price point to make a profit but reduce carrying costs such as interest and numerous other soft costs.
